If you qualify for Homestead Exemption, the time period for filing is January 2 – April 1 and you’ll do this through your County Tax Assessor’s office. If the 1st falls on a weekend, you’ll need to file on the last Friday of March. To qualify, you must own your home as a primary residence, live there on or before January 1st of the current year, and your warranty deed must be on file by January 7th in the Chancery Clerk’s office. If your home is a mobile home, then you’ll also need to take your Bill of Sale and Application of Title to certify it for taxation.
What you’ll need to take:
♦ Driver’s license
♦ Original copy of your recorded deed or will
♦ Closing statement
♦ Social security numbers (including spouse, even if not on the deed)
♦ Tag numbers for all automobiles titled to owners of the home (at least one must be registered in the county where the property is located)
♦ Social security disability letter from the Social Security Administration (if applicable)
♦ Disabled veteran letter from the VA with claim number (if applicable)
You may need to file a new application if there have been any changes such as marital status, changes to the property (attached property purchased or sold), percentage of eligibility, etc.
If you need copies from your closing or have any questions, just give your agent a call. We’re always available and happy to help you with any of your real estate needs. We sincerely appreciate your continued confidence and support, as well as your referrals to your family and friends!
